Homebuyers in a Frenzy as Stamp Duty Hike Looms.

Prospective homeowners across England and Northern Ireland are in a desperate scramble to finalise property purchases before the end of March, as a looming increase in Stamp Duty Land Tax (SDLT) threatens to add thousands of pounds to their moving costs.

The changes, set to come into force on 1st April, will particularly impact first-time buyers, with reduced thresholds sparking a surge of activity as people race to beat the deadline.

One couple described the situation as “a race where our prize is £11,000,” highlighting the significant financial implications of missing the cut-off. Lenders are warning that a large segment of the population will be caught by the tax increase, although the government maintains it is committed to helping people get on the property ladder.

Currently, SDLT is not payable on properties worth less than £250,000, but this threshold will halve to £125,000 on April 1st. First-time buyers currently benefit from a higher threshold of £425,000, but this will also fall significantly to £300,000. These more generous rates were initially introduced during the ill-fated mini-Budget of September 2022.

Among those feeling the pressure are Paul Gorton, a contestant on the BBC reality TV show “The Traitors,” and his partner Kate Waldron. The couple are anxiously awaiting the completion of their first home purchase in Congleton, Cheshire.

“We're on a knife edge; we've got weeks, otherwise it's going to cost us a large chunk for no reason,” Mr Gorton explained. Ms Waldron added to this stating the stress was greatly increased due to only giving birth to baby Cooper three months ago.

Missing the deadline would cost them £6,500, a considerable sum given that they have already committed their savings to the deposit and face ongoing household bills and nursery fees.

Estate agents are also feeling the heat. Karen Potter, based in Southport, estimates that she has around 37 clients at risk of missing the deadline. “In an already stressful situation, we've got this panic, which adds another layer of strain and stress for them,” she said.

Property website Rightmove estimates that approximately 25,000 first-time buyers and 74,000 home movers in England will be unable to complete their transactions in time. Some buyers have reportedly pulled out of deals altogether, unable to meet the stringent deadline.

Analysis from the Skipton Group suggests that the proportion of areas in England where the average first-time buyer home falls within the scope of SDLT will rise sharply, from 8.4% to 32%, from April 1st. SDLT has typically been more of a concern for buyers in the South East, where property prices are generally higher.

Further impacting the changes, first-time buyer relief will only be available to those buying properties for less than £500,000, down from the current £625,000.

Jonah Kavanagh and Elle Van Petersen are desperately hoping to purchase their first home together in Guildford. They said that failure to do so would cost them £11,000.

“It feels like we are in a race, and our prize is £11,000,” said Mr Kavanagh.

Ms Van Petersen added that there was plenty of “uncertainty, anxiety, and nervousness” now on top of the shock that came when no extension to stamp duty relief was announced in the Budget.

The government has defended the move, stating that the Budget was essential to address a “black hole” in public finances and that other initiatives are aimed at freeing up properties for first-time buyers.

“We're committed to making home ownership possible for hardworking Brits; that's why we're fixing the planning system and building 1.5 million more homes,” a Treasury spokesman said.

For couples like Mr Kavanagh and Ms Van Petersen, missing the deadline would mean less money for essential costs, including furniture and savings to cover unexpected bills.
