How These 26-Year-Olds Saved £27,740 and Bought a £320k Flat

After the Bank of England’s second interest-rate cut this year, first-time buyers are cautiously optimistic—but the challenges remain steep. With half of all new purchasers relying on family support, we spoke to several buyers in their twenties and thirties about how they overcame hurdles to secure their first homes.

Lifetime ISA Power Couple
Georgia Pickford and Cameron Smith, both 26, pooled their efforts to purchase a three-bedroom flat in Hertfordshire for £320,000. Each opened a Lifetime ISA, saving up to £4,000 annually with a 25% government bonus. “I set up a direct debit of £200 a month—no excuses,” says Cameron. After just under three years, they amassed £27,740 between them. To reach their deposit target of £32,000, they added £4,260 from personal savings. Cameron warns, however, that the unchanged £450,000 property cap can penalise buyers whose budgets slightly exceed the limit.

Income-Booster Mortgage
Also 26, Abas Rai exploited an “income booster” mortgage to buy a £207,000 two-bedroom house in Suffolk. By adding his father’s £24,000 salary to his own £33,000 earnings, he secured a larger loan. “They multiplied our combined income by 4.5,” Abas explains. Although his dad faces retirement soon—and will be removed from the mortgage once Abas’s salary rises—the arrangement unlocked the funds he needed.

Relocation to Reduce Costs
Data analyst Alex Bonfield, 34, relocated 150 miles from Oxfordshire to Manchester with her teacher wife to afford a home. Faced with average prices of £479,000 in Oxfordshire versus £251,000 in Manchester, they saved £50,000 over five years and now hunt in the £300,000–325,000 range. Santander figures show that 67% of recent first-time buyers have moved to lower-cost regions to get on the ladder.

Shared Ownership with a Lodger
In London, 27-year-old lawyer Oliver Jones bought a 25% share in a £500,000 flat using shared ownership. With a £40,000 deposit, he now pays a £500 mortgage, £800 rent on the remaining 75%, and a £250 service charge. “I’m saving around £1,000 a month compared to renting,” he says, having taken on a lodger to split costs.

Help to Buy ISA Success
Daniel Price, 27, used a Help to Buy ISA to buy a £95,000 three-bedroom house in the South Wales Valleys. By contributing £200 a month, he saved £11,000 and received a £2,500 government bonus. He combined this with wage rises—from £18,000 to £24,000—to secure his mortgage.

Fixer-Upper Strategy
Strategy consultant Camilla De Cesare, 32, bought a London property in need of refurbishment by investing steadily in the S\&P 500. With an £80,000 initial outlay, she grew her pot to £150,000, spending £50,000 on deposit and reserving £100,000 for renovations she plans to complete herself.
