The Rising Tide of Million-Pound Listings: A 2025 Analysis of Britain's Property Market
In the current British property market, approximately one in every 20 homes listed for sale bears a price tag of £1 million or more, as reported by the leading property portal, Rightmove.
The platform's findings reveal a significant uptick in the presence of properties at this prestige price level, marking a 103% surge in listings above £1 million between January and April 2025, in stark contrast to the same period in 2019.

Presently, just over 5% of all properties available for purchase throughout Britain are being offered at or in excess of a million pounds, showcasing a growth from nearly 3% in 2019, according to Rightmove's data.
The trend of million-pound listings is particularly pronounced in areas surrounding London, such as Waverley and Mole Valley in Surrey, alongside St Albans, Windsor and Maidenhead, and Three Rivers, where about 20% of homes on the market command a seven-figure sum. Elmbridge, in Surrey, stands out with a staggering one in three homes exceeding the million-pound threshold.
The seaside county of Cornwall has experienced the most dramatic rise in listings above £1 million, in comparison to the period preceding the coronavirus pandemic, highlights the property site.
The pandemic era's “race for space” saw an increased demand for homes in coastal locales; however, London continues to lead with the highest concentration of million-pound homes, with areas such as Westminster, Kensington and Chelsea, and Wandsworth at the forefront.
Property analyst Colleen Babcock from Rightmove observed, “The explosion in the number of million-pound homes hitting the market across Great Britain is extraordinary. Since 2019, the volume of homes listed at a million pounds or more has doubled, now accounting for more than 5% of the market.”
“The phenomenon isn't restricted to London; areas like Cornwall, Uttlesford, and Somerset are witnessing significant growth in high-value properties. Notably, Mole Valley has seen 22% of its property listings reaching the million-pound mark,” Babcock added.
The research by Rightmove took into account local areas with at least ten properties listed for sale during the studied periods.
Cornwall leads the way with a 246% leap in the volume of million-pound properties compared to 2019, followed closely by Uttlesford and Somerset in the ranking of areas with the sharpest increase in high-value home listings.
Moreover, the proportion of properties listed at £1 million or above has seen notable increases in areas such as Mole Valley, Waverley, and Windsor and Maidenhead, amongst others, underscoring the upmarket shift in Britain's housing market.
In summary, the prime regions commanding the highest concentrations of million-pound homes include renowned London boroughs such as Westminster and Kensington and Chelsea, in addition to affluent areas in the South East like Buckinghamshire and Elmbridge, illustrating the enduring allure and prestige of Britain's luxury property sector.
